How does the modular building process work?
Our homes are built in sections at our Berlin, Ohio, facility by skilled Amish craftsmen. Once completed, the sections are transported to your site and assembled with precision. This approach ensures faster build times and a stronger final structure.
What areas do you serve?
We build and deliver homes within about three hours of Berlin, Ohio. This range allows us to serve a wide area while ensuring your project receives the attention and speed Buckhorn is known for.
Does Buckhorn handle site preparation?
Yes. If needed, our team can take care of all site preparation, including excavation and foundation work. This ensures your land is ready when your home is delivered and keeps the entire project moving on schedule.
Are modular homes really stronger than traditional homes?
Yes. Modular homes must withstand transportation and installation, which means they’re engineered with additional structural support. In many cases, modular homes are stronger than traditional stick-built houses.
How much will a foundation cost?
Foundations, driveways, and other site work are not included in our base price. Costs vary depending on the type of foundation you choose:
Crawl Space (5 rows of block): Typically $12,000–$20,000
Full Basement (with concrete): Typically $18,000–$35,000
These are estimates. Once your plans are finalized, we’ll provide a detailed foundation drawing for your mason that includes the size and layout. Your mason contractor will ensure the foundation meets local building regulations.
When your foundation is ready, your Buckhorn home will be fastened to it with a pressure-treated sill plate and reinforced steel plates for lasting strength.
Can existing floor plans be modified?
Yes! Most of our floor plans can be adjusted at no additional cost. Common modifications include moving interior walls, flipping a layout, or relocating windows and doors.
We also offer a wide range of options and upgrades, from French doors and dormers to decks, custom countertops, and more, so you can personalize your home to match your style and needs.
Who is responsible for permits?
Buckhorn Showcase is a state-certified modular builder, so every home comes with a full set of engineer-approved blueprints. If your county or local jurisdiction requires additional permits, our team will work directly with you and your building department to make sure all requirements are met.
How long does it take to build and deliver a modular home?
From the time you sign your contract, you can expect your home to be move-in ready in about 8–12 months.
Here’s how the process usually looks:
Blueprint & State Approval – After you approve your final blueprint, it goes through state approval. This step typically takes around three months.
Manufacturing – Once approved, your home is built in our Berlin facility in as little as six weeks.
On-Site Work – While your home is being built indoors, excavation and foundation work happen at the same time. Once the home is delivered, setting it on the foundation and completing the final connections usually takes just a few weeks.

Can I visit a model home?
